This study also compares foreign laws, such as those of the United States, Germany, and Japan, which provide protection for the rights of third parties who acquire property through adverse possession or by purchasing it from someone who is not the true owner.</p> <p>This study analyzes three main issues: (1) the revocation of court orders affecting the rights of third parties who possess property in good faith and for consideration; (2) adverse possession and the consequences of failing to register ownership or provide consideration; and (3) the protection of third parties who acquire property through adverse possession and the registration of rights. The study focuses on proposing approaches to improve Thai law to ensure the protection of third-party rights in such circumstances. The study found that Thai law still lacks adequate and appropriate protection in cases where a court order revokes ownership acquired in good faith. The concept emphasizes learners’ understanding of their learning goals, awareness of their own progress, and ability to evaluate their learning outcomes systematically through reflection, goal setting, and constructive feedback from instructors.</p> <p>In designing learning activities based on the Visible Learning approach, the instructor focuses on creating situations that actively engage students in observing, analyzing, and connecting characters with their sounds and meanings in a structured way. The activities emphasize hands-on learning experiences and reflective thinking after each learning session. The findings reveal that students demonstrated clear improvement in recognizing and recalling Japanese characters, developed a stronger understanding of linguistic structures, and gained greater confidence in language use. Moreover, they participated in class activities with enthusiasm, valued mistakes as opportunities for growth, and developed a stronger sense of responsibility for their own learning. Thus, the article begins with presenting the meanings of curriculum and syllabus to indicate why needs analysis should precede curriculum or syllabus design and continues with discussing the beliefs and the theories about how one learns, most of which indicate that learners are different and they learn differently, often influenced by their learning styles and the chosen learning strategies. Then, the significance of needs analysis is explained to show why it is recommended as a very important step to begin with and what can be expected as a result of the needs analysis activity. Finally, Design Thinking, which was first originated in the business field and which was later popularly adopted in curriculum/syllabus design in education and the ADDIE Model, which is extensively and currently well-known for online training program curriculum development, will be proposed as practical models for curriculum/syllabus designers to adopt to find out specific details such as learning preferences, learning needs, wants and lacks about their prospective students towards certain courses or programs to study. Based on panel data from 17 provincial-level sports vocational colleges between 2019 and 2024, this study uses a super-efficiency DEA model and the Malmquist index to measure static and dynamic efficiency, and employs a Tobit regression model to analyze the influencing factors of efficiency. The results indicate that: (1) overall input efficiency of sports vocational colleges is moderately above average, but significant regional disparities exist; (2) the structure of financial investment, depth of school-enterprise cooperation, and the proportion of 'dual-qualified' teachers have a significant positive impact on efficiency; (3) colleges with a high degree of industry-education integration perform better in total factor productivity growth, primarily driven by technological progress. The study suggests that deepening industry-education integration is a key pathway to improving the resource allocation efficiency of sports vocational education and supporting the transformation and upgrading of the sports industry. This qualitative study employs an in-depth case study methodology focusing on "Matrix Koi Farm". Data was collected using data triangulation, including in-depth interviews, content analysis, and non-participant observation, and analyzed using thematic analysis. The main findings reveal that the entrepreneur's key personal branding strategies are positioning as an Educator to establish expertise and utilize Authenticity through radical transparency (e.g., proactively pointing out product flaws). These strategies serve as the primary risk-reduction mechanism, building "Perceived Trustworthiness”, which leads to strong Attitudinal Loyalty. This loyalty is then reinforced by a "Community" that creates high "Social Switching Costs. A questionnaire was employed as the research instrument. Data were collected from 389 students using stratified sampling by faculty. The findings reveal that family support, university support, and entrepreneurial self-efficacy positively influence entrepreneurial intention, with entrepreneurial self-efficacy demonstrating the strongest effect. In addition, family support positively influences university support, and university support positively influences entrepreneurial self-efficacy. The study was conducted in two phases. Phase 1 employed a quantitative approach using questionnaires to collect data from 400 participants. Data were analyzed using statistical software. Phase 2 adopted a qualitative approach through in-depth interviews with 10 key informants. Data were analyzed using content analysis.</p> <p>The findings revealed that overall mental well-being was at a very high level, while work–life balance, self-esteem, and self-compassion were at high levels. Factors influencing mental well-being included (1) individual factors, such as self-esteem, self-compassion, the ability to manage work–life balance, physical health, adaptability to change, and having life goals; and (2) external factors from organizations and families, including flexible work policies, workplace environment, family support and relationships, organizational social support, and organizational culture. The study was conducted in the context of hotels operating under green hotel concepts and environmental responsibility practices in Thailand.</p> <p>A mixed-methods research design was employed. The quantitative component involved a sample of 420 hotel business operators in Thailand, selected using multi-stage and quota sampling techniques. Data were collected using an online self-administered questionnaire and analyzed through descriptive statistics, confirmatory factor analysis, and structural equation modeling (SEM). The qualitative component consisted of in-depth interviews with 15 key stakeholders from relevant public agencies, hotel associations, and hotel operators, with data analyzed using content analysis to support and validate the quantitative findings.</p> <p>The results revealed that external environment, strategic management, organizational management, and innovation had significant causal effects on business sustainability. Among these factors, organizational management and innovation demonstrated relatively stronger direct effects on sustainable business operations. The structural equation model exhibited a good fit with the empirical data (χ²/df = 1.982, GFI = 0.91, CFI = 0.95, TLI = 0.94, RMSEA = 0.047, SRMR = 0.041), and explained 71% of the variance in business sustainability (R² = 0.71).</p> <p>Based on the empirical findings, the study proposes the MIE2S Model, which integrates organizational management, innovation, external environment, and strategic management as key mechanisms driving sustainable hotel business operations in Thailand. Guided by the Tower Framework—integrating constructivism, international political economy, and geopolitics—the study operationalises a Hybrid-Power Metric (HPM) composed of Identity Capital (Iz), Foreign Direct Investment flows (Fz, measured in USD values), and Media Sentiment (Mz).
