Guidelines for the Development of Building Materials for Low-Income Housing

Abstract

The objective of this study was to examine the characteristics of building materials and to seek the factors influencing the selection of building materials and their sources. The results of this study can lead to the development of cheap building materials based on the needs of low-income people. The four low-income communities in Chiang Mai Province with a total of one hundred and seventy-six households, were used as the study areas. The data was collected by surveying housing patterns and types of residential building materials and face to face interviewing homeowners on the rationale behind choosing construction materials. They were analyzed by using descriptive statistics to describe and summarize the nature of the group of data collected. The results indicated that low-income people prefer to use prefabricated building materials because no materials made by themselves were found. It was also found that the use of natural materials tends to decrease even in rural areas, while the materials sold at the building material stores tend to be more selective. Moreover, building materials’ brand and quality may not be taken into account by low-income people when choosing construction materials but the price, easy access, convenience for construction and replacement choice. Therefore, the development of building materials for affordable housing should focus on the development of prefabricated construction materials that can be sold at the local building materials stores to increase prefabricated material options that are cheaper and easier to construct and maintain.
