Architectural Changes of Single Detached Housing Projects a Case Study of; AP (Thailand) and SC Asset Corporation Public Company Limited during 2016 - 2022

Abstract

Architectural in housing projects is important in housing real estate businesses. It is affected by the changes in economic and social conditions that cause the use of architectural adaptation in response to the changes in both external and internal factors.


This article focuses on studying factors leading to strategic changes in housing architecture in terms of the Space revolution. The 10 housing projects with a price range of 5-10 million Baht were launched during 2016-2022 by 2 companies and analyzed the responses between the changing factors related to the strategies and changes in architectural styles in the ween 2016-2022.


The study found that the year 2016 - 2018 was a period of economic growth in which 2 public companies used strategies that mainly reflected the design strengths of each company. During 2019 -2022 as the situation of economic recession due to COVID-19 two companies have adopted new strategies that focus on customer needs. It was discovered that the architecture of the two companies was changed after COVID-19. They had a similar floor size area, which can be divided into 3 sizes: small house designs without increasing the size of the usable area. 1st company has a medium-sized house plan that has increased the usable area, and 2nd company has changed the size and number of usable spaces the most for the large house design. It was found that the area that has been enlarged is the living area, the kitchen area, and the bedroom area. It has a similar architectural style to the Modern Contemporary style and combines the Modern Japanese style in different periods. While the period after COVID-19, There has been a change in the house style of AP (Thailand) Public Company Limited which constantly changes the size of usable space, while SC Asset Corporation Public Company Limited has dramatically increased the size and number of usable spaces.
