Literature Review on Principles and Concepts for Selecting Designers for Shopping Center Projects

Abstract
The development of shopping centers in Thailand has grown steadily in response to evolving consumer behavior and the role of such centers in economic and urban development. However, the selection of design consultants for these projects still lacks a systematic and context-specific framework. This study is part of the broader research aiming to develop a practical framework for consultant selection in Thailand’s shopping center context to reduce decision-making risks, improve project management efficiency, and support sustainable commercial real estate development. This article aims to examine definitions and conceptual distinctions of “shopping centers” through a review of domestic and international literature, and analyze key concepts influencing the selection of architectural design firms. A systematic literature review was conducted using databases such as Scopus, Google Scholar, and ThaiLIS, covering publications from 2005 to 2022. The findings show that a shopping center refers to a retail complex with multiple tenants under unified management and shared public spaces. The review also identifies six key selection factors: firm reputation, past performance, project capacity, design approach, client relationships, and service fees.
