Problems and Suggestions for the Improvement of Housing for the Elderly: A Case Study of Sawangkanives, Thai Red Cross Society

The Sawangkanives Housing under the supervision of the Thai Red Cross Society, began its first phase of operation in 1996. It is regarded as a prototype elderly residential project in Thailand. However, at present, although approximately 90 percent of total units have the elderly denating money for the right to reside, only about 42 percent of them has been permanently occupied. This indicates problems and limitations that require reconsideration of the project's environment and services to align with the current context. This issue has become the basis for the importance of this study, which aims to study the problems, limitations, and needs of the elderly, in order to analyze management methods, environmental conditions, and activity space patterns of other independent elderly housing projects in comparison with Sawangkanives. It also aims to propose guidelines for effective housing and environmental management to promote a better quality of life within the project.

The study found that elderly residents in Sawangkanives were moderately satisfied with the project overall. Most problems found were related to the use of common areas and facilities. Most elderly people agreed that repairs and environmental improvements were needed. There was also a demand for additional multipurpose rooms for group activities or daytime relaxation. In addition, there should be more model rooms with interior furniture for those interested in move-in-ready units. More activities should be promoted in all aspects, especially health, by seeking cooperation from other organizations to reduce costs, clearly setting a monthly activity schedule, and organizing activities regularly to encourage interaction, create a quality elderly society, and strengthen the connection between residents and the project through increased care.
