บทคัดย่อ
งานวิจัยนี้ได้ศึกษาปัจจัยทางกายภาพที่ส่งผลต่อการพัฒนาที่พักขนาดเล็กสำหรับนักท่องเที่ยวในกรุงรัตนโกสินทร์ โดยนำผลการวิเคราะห์ข้อมูลเชิงกายภาพ และผลการสัมภาษณ์ผู้ประกอบการที่พักในพื้นที่มาผ่านกระบวนวิธีการวิเคราะห์ศักยภาพของพื้นที่ (Potential Surface Analysis : PSA) เพื่อประเมินความสัมพันธ์ของการเลือกที่ตั้งของที่พักขนาดเล็ก ทั้งนี้ปัจจัยที่ใช้ในการวิเคราะห์ประกอบด้วย ระยะห่างจากศูนย์บริการท่องเที่ยว ชุมชนผู้อยู่อาศัย ร้านค้าชุมชน แหล่งท่องเที่ยว ถนนสายหลัก ร้านสะดวกซื้อ ระบบขนส่งสาธารณะ จุดเกิดเหตุอาชญากรรม และโครงการรถไฟฟ้าในอนาคต ผลการวิเคราะห์ข้อมูลเชิงกายภาพ พบว่า ชุมชนผู้อยู่อาศัย ร้านค้าชุมชน มีผลต่อการเลือกที่ตั้งที่พักขนาดเล็กสำหรับนักท่องเที่ยว ในขณะที่ผู้ประกอบการเห็นว่าสิ่งที่มีผลมากที่สุด คือ แหล่งท่องเที่ยว ระบบขนส่งสาธารณะ จุดเกิดเหตุอาชญากรรม ร้านค้าชุมชน ชุมชนผู้อยู่อาศัย ข้อมูลดังกล่าวทำให้สามารถคาดการณ์แนวโน้มการเกิดการพัฒนาที่พักขนาดเล็กในอนาคต ในกรุงรัตนโกสินทร์บริเวณแขวงชนะสงคราม แขวงตลาดยอด แขวงวัดบวรนิเวศ แขวงศาลเจ้าพ่อเสือ และแขวงสำราญราษฎร์
