Factors Affecting the Competitiveness of Residential Real Estate Development Businesses in the Eastern Economic Corridor (EEC) Area

Abstract
This study aimed to examine the management factors influencing the competitiveness of residential real estate development businesses within the Eastern Economic Corridor (EEC). The research employed a quantitative approach using questionnaires as the primary data collection instrument, with a total of 341 completed responses. The sample population consisted of personnel from residential real estate development companies operating in the EEC area, covering the three provinces of Chonburi, Rayong, and Chachoengsao, with a total of 2,830 companies. The sample size was determined using the Krejcie and Morgan table at a 95% confidence level, and simple random sampling was applied. The analysis revealed that organizational management factors, specifically workforce, financial resources, and equipment/materials, were rated at a high level. The overall average score of these management factors was 3.90, indicating that most organizations implement effective management practices. Among all aspects, the highest average score was found in the management dimension, suggesting that an efficient management system is a key factor contributing to business performance, particularly in the EEC development zone. Furthermore, workforce and financial resources were also found to have a significant impact on operational effectiveness, thereby supporting the research hypothesis.
