Abstract

This research aims to: 1.) Study the current status of registration problems of housing estate juristic persons under the Land Allocation Act, BE 2543 2.) Study the prevention of registration problems of the housing estate juristic person under the Land Allocation Act 2000 and 3.) Study social suggestions for correct, fair, and sustainable solutions to problems at the national level. This can be applied to all villages throughout the country. The populations used in this study are purchasers of developed land in the group of lower Northeastern 2 provincial cluster Yasothon, Sisaket, Amnat Charoen, and Ubon Ratchathani. The researchers interviewed a sample of the population. This study used quantitative research methods to collect data by means of in-depth interviews with officers of public sector organizations and land developers.

 The results shown in the registration of the establishment of housing estate juristic persons in the Lower Northeastern provinces 2, the land, and buyers of land allocated. It is very important to understand the procedure under the Land Allocation Act 2000 to be legally enforceable. The size of the province and economic condition are also major factors in the application for registration of a housing estate juristic person.

Some of the land buyers see the benefits of establishing a housing estate juristic person that will make the management of the housing project better. However, many land buyers have not register for juristic person. They still do not see the details or benefits of the establishment of a housing entity as appropriate. This may be a burden on the buyer of the land allocated to pay utilities, maintenance, or management within the housing project. The purpose of education to prevent the registration problems of the housing legal entity under the Land Allocation Act 2000 is to provide legal knowledge, especially the Land Allocation Act 2000 to the land allocation. Doing this will show buyers of the land allocated the disadvantages of establishing a housing estate juristic person and consider the benefits to the establishment of a housing estate legal entity. So, we should provide the knowledge of procedures for the establishment of a committee of housing estate juristic persons, of Land Developed and Purchasers of the developed land and amend the law for land buyer not too difficult to register juristic person.

In conclusion, Understanding the Land Allocation Act, BE 2543 (2000) will allow it to be legally enforceable.
