Guidelines for Condominium Inspection before Transferring Ownership

Abstract

         This research aimed to study the condominium inspection before transferring ownership and the guideline for condominium inspection before transferring ownership. The sample group consisted of condominium inspection service companies and 30 experts of condominium inspection. The research instruments use in this research were : interview books, documents, journals, articles or related research to conclude research’s objectives. The obtained data was the quality data as it was from opinions and facts about condominium inspection that followed the opinions from interviewees’ working experiences. The results found that condominium inspection before transferring ownership was able to divide the areas of inspection in 5 areas which were : 1) Lobby area 2) Bedroom area 3) Toilet area 4) Kitchen area and 5) Balcony area. From the analyzation of each area inspection, it found that it was able to divide into 10 working categories and inspection methods which were : 1) Floor – inspect the collapse, bend, chip or crack by visual observation or equipment usage. 2) Wall – inspect the crack and paint neatness by visual observation, touching or equipment usage. 3) Ceiling – inspect the ceiling level, ceiling joints and leaking by visual observation or equipment usage. 4) Door – inspect the crack or chip paint and usage by visual observation, touching or equipment usage. 5) Window – inspect the installment and leaking by visual observation or equipment usage. 6) System – inspect electrical system, plumbing system and draining system by visual observation or equipment usage. 7) Baseboard – inspect the joint, paint and stain by visual observation. 8) Vent hole – inspect by usage. 9) Sanitary ware – inspect the installment and usage by visual observation and usage. 10) Furniture and kitchen ware – inspect the installment neatness by visual observation and usage. by visual observation and usage. 10) Furniture and kitchen ware – inspect the installment neatness by visual observation and usage.
