บทคัดย่อ
งานวิจัยนี้มีวัตถุประสงค์เพื่อศึกษาปัจจัยที่มีผลต่อการตั้งราคาคอนโดมิเนียมตามแนวรถไฟฟ้ามหานครสายนัคราพิพัฒน์ โดยใช้แบบจำลองราคาฮีโดนิก (Hedonic Price Model: HPM) โดยเก็บข้อมูลทุติยภูมิจากคอนโดมิเนียมซึ่งตั้งอยู่ในระยะไม่เกิน 2 กิโลเมตร ตามแนวสถานีรถไฟฟ้ามหานครสายนัคราพิพัฒน์จำนวน 31 โครงการที่มีการเสนอขายครั้งแรกตั้งแต่ปี พ.ศ. 2560 จนถึง พ.ศ. 2567 และทำการวิเคราะห์ข้อมูลด้วยวิธีการถดถอยเชิงเส้นพหุคูณ (Multiple Linear Regression) ผลการศึกษาพบว่า ปัจจัยด้านทำเลที่ตั้งในด้านของการอยู่ใกล้สถานีเชื่อมต่อส่งผลในทิศทางลบต่อราคาคอนโดมิเนียมอย่างมีนัยสำคัญที่ 0.1 ปัจจัยด้านโครงสร้าง ได้แก่ ขนาดที่ดิน และจำนวนลิฟท์โดยสารส่งผลในทิศทางบวกต่อราคาคอนโดมิเนียมอย่างมีนัยสำคัญที่ 0.1 และจำนวนห้องนอนส่งผลเชิงบวกอย่างมีนัยสำคัญที่ 0.05 ในขณะที่ปัจจัยด้านสภาพแวดล้อม ได้แก่ ระยะห่างจากโรงเรียนและโรงพยาบาลส่งผลเชิงลบต่อราคาอย่างมีนัยสำคัญที่ 0.1 และ 0.05 ตามลำดับ
