Tax Maps as tool for Sustainable Development: A Case Study of the Thasala Subdistrict Administrative Organization

Abstract

The research on tax maps as a developmental tool for sustainable urban development has two main objectives. Firstly, it aims to examine the distribution of land and structures in the Tasala Subdistrict Administrative Organization, Nakhon Si Thammarat province. Secondly, it seeks to analyze the connections between cities and the factors that promote urban growth such as resulting from the establishment of Walailak University, leading to a significant presence of students and university staff in the area. The research employs quantitative analysis by utilizing tax map data and property registries from the Tasala Subdistrict Administrative Organization, in the year 2022. Additionally, qualitative data is collected through interviews with local administrators and local administrative organization staffs to gain insights into the city's history and growth. Key findings from the study include: 1) The tax maps of the Tasala Subdistrict Administrative Organization are divided into 23 zones, comprising 14,932 land plots, 3,464 structures, and a property value of 6,412 million Baht. 2) Significant tax revenue zones are 14 and 10, primarily hosting numerous restaurants and residential areas, including Zone 11, which is adjacent to the university. 3) The growth of apartments and condominiums is prominent in Zone 11 due to the housing demand from students and university staff. 4) Qualitative data from local administrators; A) indicates efforts to collaborate with the Tasala Subdistrict Municipality, driven by the small area size of 1.24 square kilometers and a population of 2,994 people. The area is surrounded by the subdistrict Administrative Organization. B) City administrators suggest that the city's economy would expand further with the relaxation of community city plans. C) As a result of urban growth, there is a movement to upgrade the status from the Subdistrict municipality to a Town municipality.
