การศึกษาความเป็นไปได้ทางการเงินในการลงทุนธุรกิจสถานบริการดูแลผู้สูงอายุ ในประเทศไทย

Abstract

การศึกษาความเป็นไปได้ทางการเงินในการลงทุนธุรกิจสถานบริการดูแลผู้สูงอายุในประเทศไทย ใช้วิธีการสัมภาษณ์เชิงลึกผู้ให้ข้อมูลหลัก คือ ผู้ประกอบการธุรกิจสถานบริการดูแลผู้สูงอายุ จำนวน 17 ราย เครื่องมือที่ใช้ในการศึกษาคือ แบบสัมภาษณ์ โดยผู้วิจัยนำข้อมูลจากการสัมภาษณ์มาจัดทำสมมติฐานรายได้ และสมมติฐานรายจ่าย เพื่อจัดทำรายงานทางการเงิน ได้แก่ งบกำไรขาดทุน งบแสดงฐานะทางการเงิน งบกระแสเงินสดและอัตราส่วนทางการเงิน ได้แก่ ระยะเวลาคืนทุน (Payback Period: PB) มูลค่าปัจจุบันสุทธิ (Net Present Value: NPV) และอัตราผลตอบแทนภายในโครงการ (Internal Rate of Returns: IRR) เพื่อประกอบการตัดสินใจลงทุนในธุรกิจสถานบริการดูแลผู้สูงอายุ

ผลการศึกษาพบว่า ในภาพรวมของธุรกิจสถานบริการดูแลผู้สูงอายุมีความน่าลงทุน โดยมีระยะเวลาคืนทุน (Payback Period: PB) ในปีที่ 3โครงสร้างการลงทุนเริ่มแรกอยู่ที่ 3,900,000 บาท ต้นทุนขายในปีที่ 1 อยู่ที่ 5,778,000บาท สำหรับการประมาณการรายได้ของโครงการในปีที่ 1 เป็นเงินทั้งสิ้น 7,860,000 บาท IRR เท่ากับ 42.6302% และ NPV เท่ากับ 7,578,437.21 บาท

Financial Feasibility Study on Investment in Elderly Care Center Business in Thailand

This feasibility study explored possibility of investment in Elderly Care Center business in Thailand through in-depth interview. The main informants consisted of 17 entrepreneurs of elderly care center business in Bangkok. Information from the interviews were used to create income hypothesis and expense hypothesis in order to prepare financial statements that included Profit-Loss Statement, Balance Sheet, Statement of Cash Flow, as well as financial ratio, such as Payback Period (PB), Net Present Value (NPV) and Internal Rate of Returns (IRR), for use in making decisions to invest in elderly care center business.

Results of the study indicated that, overall, investment in elderly care center business was highly feasible. With the payback period (PB) in the 3rd year, the Initial Investment Cost was 3,900,000 baht. The Sale Cost in the first year was 5,778,000 baht, and the sale volume in the first year was 7,860,000 Baht. In the 20th year, NPV analysis yielded 7,578,437.21 baht with an IRR rate of 42.6302%.
