Factors affecting the effectiveness of management in residential housing development projects in Phra Nakhon Si Ayutthaya Province

This research aims to examine the factors related to personal information, the management process factors based on the POSDCoRB framework, and the utilization of external factors for management (PESTEL Analysis) that influence the management in residential housing development projects in Phra Nakhon Si Ayutthaya Province. A quantitative research design was employed, using a questionnaire as the research instrument. The sample consisted of 202 executives and personnel involved in 15 real estate development projects in Phra Nakhon Si Ayutthaya Province. Statistical analyses included descriptive statistics percentage, mean, and standard deviation and inferential statistics, namely t-test, F-test and multiple regression analysis. The findings revealed that differences in personal information factors did not lead to significant differences in opinions regarding the management effectiveness of real estate development. However, both the POSDCoRB management process factors and the external management factors (PESTEL Analysis) were found to have a high level of influence on management effectiveness, with multiple correlation coefficients of 0.963 and 0.937, respectively. Collectively, these factors explained 92.8% and 87.8% of the variance in management effectiveness for real estate housing development projects in Phra Nakhon Si Ayutthaya Province, with statistical significance at the .001 level.
